Position Overview

We are seeking an organized, detail-oriented Property Manager to oversee the daily operations of residential and/or commercial properties. The ideal candidate will ensure that properties are well-maintained, tenants and landlords are satisfied, and financial goals are met. This role involves many duties including but not limited to front desk customer service, answering and transferring calls, general office duties, managing leases and/or month to month landlord and rental contracts, maintenance coordination, rent collection, vendor relationships, move in and move out walk throughs and random property inspections, delivering and serving notices including evictions, attend court hearings, and compliance with local and state regulations. This individual must be dependable, trustworthy, honest, self start, and must be able to maintain confidentiality. The job can be high stress at times and hours may vary including weekends, as there is an emergency on call system in place. There will be a trial period set, but the intent will be to have this individual start the schooling to become a licensed property manager with the State of Oregon within 6 months – 1 year, so be willing to do online schooling, pass a State test, pass a background check, do continued education to keep a valid license. It is highly encouraged that this individual attend local community events especially company sponsored events.

Key Responsibilities

• Manage daily operations of assigned properties, ensuring a high standard of property appearance and tenant satisfaction.
• Advertise and show available rental units; screen and select qualified tenants.
• Prepare and execute lease agreements or month to month contracts in compliance with company policies and legal requirements.
• Collect rent, track payments, and address delinquencies promptly.
• Coordinate and oversee maintenance and repairs, ensuring timely resolution and cost efficiency.
• Conduct regular property inspections to identify maintenance or safety issues.
• Maintain accurate records of leases, inspections, invoices, and other property-related documentation.
• Handle tenant and/or landlord communications, complaints, and conflict resolution in a professional manner.
• Stay current on landlord-tenant laws, fair housing regulations, and local real estate market trends.

Qualifications

• High school diploma or equivalent required; property management or real estate experience or business experience preferred.
• Excellent communication, organizational, and customer service skills.
• Reliable transportation and ability to travel between properties if applicable.

Preferred Skills

• Understanding of property management software AppFolio
• Knowledge of building maintenance systems.
• Experience managing vendor contracts and capital improvement projects.
• Ability to handle multiple priorities under tight deadlines.
• Marketing Experience

Compensation & Benefits

• Hourly range: $17 – $20/hr.
